You must have been discharged under conditions other than dishonorable. Honorable discharge, general discharge under honorable conditions, and medical discharge all qualify. Other than honorable (OTH) discharge may qualify in some cases โ the VA reviews on a case-by-case basis. Dishonorable discharge does not qualify for VA benefits.
The VA sets no minimum credit score, but most VA-approved lenders require 580โ620 minimum. Many competitive lenders require 640+. Debt-to-income ratio: VA guideline is 41% maximum, but lenders may approve higher with compensating factors (significant assets, high credit score). Income must be stable and sufficient to cover the mortgage payment.
